Why Mildew Loves Tallahassee Walls
Mildew needs three things: spores (always present), food (drywall paper and paint qualify), and sustained moisture. Our climate supplies the third ingredient in two ways. Condensation: when your AC cools a wall or a supply grille below the dew point of the surrounding air, water films invisibly onto the surface — the same physics as a sweating glass of tea. Trapped humidity: closets against exterior walls, bathrooms with weak fans, rooms with blocked returns — anywhere air sits still, moisture accumulates and mildew follows.
Cosmetic or Cavity? The Triage
Probably cosmetic: light gray-green speckling on the paint surface, in a known condensation zone (bathroom ceiling, AC grille edges, exterior-wall closet), that cleans off with a diluted-vinegar or appropriate cleaner wipe and stays gone when ventilation improves. That's a surface problem with an airflow cause.
Worth investigating: spots that return within weeks in the same place, spreading patches, anything paired with a musty smell that outlasts cleaning, staining that follows a line (a stud bay, a pipe run), or board that feels soft or damp to the touch. Those patterns suggest the moisture source is inside or behind the wall — a slow plumbing leak, a clogged AC condensate line, or intrusion from outside — and no amount of surface cleaning fixes a wet cavity. A moisture meter settles the question in minutes; it's the first tool out of our bag on every call like this, and it's exactly where our water damage repair process starts.
The AC Is Your Dehumidifier — and a Suspect
Air conditioning removes moisture as it cools, which is why a healthy AC system is the single best drywall protection in Florida. It's also, ironically, a leading cause of drywall damage: condensate drain lines clog (algae loves them here), drain pans overflow in attics and closets, and uninsulated ducts sweat onto the board around them. If a stain or persistent damp spot sits near your air handler, under duct runs, or below the attic — check the condensate system first. An HVAC service call is far cheaper than a ceiling.
What Actually Protects Your Drywall Here
- Run bathroom fans longer than the shower — 20–30 minutes after, ideally on a timer. A fan that vents into the attic instead of outside is moving the problem, not solving it.
- Keep the AC serviced — a clean condensate line and a working float switch prevent more drywall damage than any product you can buy.
- Don't park furniture against exterior walls in problem rooms — an inch or two of airflow gap prevents the still-air pocket mildew needs.
- Watch closets on exterior walls — louvered doors or a little deliberate airflow go a long way.
- Use mold-resistant board when you renovate — in bathrooms, laundries, kitchens, and around AC equipment, it's cheap insurance. We spec it by room on every installation.
When the Wall Needs More Than Advice
Board that's soft, stained through, repeatedly mildewing, or musty behind the paint needs proper repair: source fixed, damaged material out, cavity verified dry, new board in, texture matched.
